Inspections, Appraisals, and Title Company

 

Inspections Results

  • Successful Inspection and the Contingency will be removed
  • If there are findings in the Report then these are shared with the Seller and the Buyer may request to renegotiate the Sales Contract.
  • We will assist you with any renegotiations.

Appraisal

  • If the purchase is being financed then the property will be appraised by a licensed appraiser
  • If there are findings in the Report then these are shared with the Seller and the Buyer may request to renegotiate the Sales Contract.
  • We will assist you with any renegotiations.

Finanacing

  • With the Sales Contract you received either a pre approval letter for financing or Proof of Funds for cash purchases
  • Loan Approval will be required for Sale to close.

Title Company / Attorney

  • Either a Title Company or an Attorney has been selected usually by the Seller.
  • Title Company/Attorney service examines the history of the property and insures free and clear title to the property.

Final Walk-Through Inspection

  • Takes place one day before or on the day of closing by Buyer
  • All personal items have been removed by Seller
  • Everything included in the purchase is still in the property and in working order.

Closing Date

  • Title Company/Attorney will provide Closing Statements to all Parties
  • There are two types of closing: At the Closing Office or Remotely which will need to be scheduled weeks before the closing Date.
  • All keys etc are to be delivered to the Title Company.
